Jeremy Jenks: So, my team has enjoyed putting together a list of questions that you typically hear in some sort of a real estate presentation. Whether someone’s either buying or selling, the types of questions that most of our clients will have. So, what I’ve got in this box, I’m going to reach in and kind of shuffle them around here and pull out something that we’re going to talk today and I’m going to answer it just like we’re sitting in your living room.

How much needs to be done to my house before putting it on the market?

This would be a typical seller question and what normally happens is, let’s say I walk into a house, might be a brand new house. Might be a house that’s 30 years old. You never know what you’re going to have, but most sellers, 90% of my sellers will ask me this question. My answer to this is what you want to do is you want to keep it light and inexpensive, so if you ever watch HGTV, this is relatable to most people, that you’ll get maybe $0.80 back on a dollar for ever bathroom or kitchen upgrade. You might get $0.50 or $0.60 back on a dollar in other rooms. If I was your stock broker, would I recommend an investment that you know you’re going to lose at 20% on? No. You’d fire me right away.

I don’t typically recommend any major overhauls unless there’s an exception or if something is really wrong that’s going to hold a property back from selling … major issues … but I don’t. Typically it’s better to price the house right. Price it based on the condition and don’t dump in $10,000 that you’re only going to recoup $8,000 from. Just kind of, can honestly just make it worse.

The things to do are paint, grab some new throw pillows, give the room a splash of color … maybe rearrange some furniture if you’ve cut off visual lines in the house. Declutter, declutter, declutter. Professional photography looks terrible in a house if there’s things all over the shelves, the walls and the countertops. Then the last thing that I’ll recommend, is a really good thorough cleaning and just making sure that everything is kind of neat in place. Think, builder model home. That’ll help you sell your house.
