My marketing team put together some questions to surprise me on camera, so instead of your normal expert commentary, you’re going to get to see me put on the spot a little bit. We’re going to answer some of the most typical questions that we get from buyers and sellers in our marketplace, and you’re going to get a little surprise expert commentary. Let’s see what we pull out of the box for today.

I’m not supposed to look! How many homes should I see before making an offer? This one’s going to be for buyers. What buyers are thinking in this is, there’s 5,000 homes on the market. Should I go look at at least 500 of them? Let’s slow down. That would be a lot … a lot of Saturdays.

When you’re shopping for homes, one of the things that you need to do is, you need to have an expert real estate agent advise you. What they’re trained to do, there’s five different things to look at when you’re shopping for a house: the home, the home site, the community, the area and, of course, the financial investment that you’re comfortable with.

Once your agent has gone through those five different categories, and they really understand your needs and set the parameters, instead of having 5,000 single family homes in the market in this area, it’s going to narrow that window down to maybe two or three, four different communities, and then the homes within those communities that work for you.

Ideally, by using an expert agent, they’re going to help you very much narrow down your focus, and you want to pick three or four of the best homes, best price, and best condition, and go look at those.

Another thing is be ready, be pre-approved, because in this market right now, our market is hot, and the homes that are priced right, that are in good condition, the ones that people want, are under contract pretty quickly. I put an offer on a house last night that had been on the market for one day. I had folks that that was exactly what they were looking for, so boom.
