Today we’re discussing what to look for in a final walk-through. Final walk-throughs can be an emotional and overwhelming task. They frequently get skipped because people are busy. I do not recommend that, be sure to schedule a final walk-through! Due to travel concerns, sometimes people will schedule them on the same day as the closing. At that point, if something’s wrong, nothing can be fixed, so you’re only harming yourself. 

The main things to look for on a resale home are that the house is clean, that everything in the contract is present, or that something strange doesn’t appear. Make sure the house is in the condition it’s supposed to be. 

    Making sure to schedule the new construction walk-through around seven days before the closing is the best practice.

New construction has a much longer list of things to look for in the home. For example, I go through and make sure the closet shelves aren’t going to fall off the wall, and that each HVAC vent is blowing, because I’ve seen some not work when insulation is put in the house. The home is inspected nine times throughout the build process, but much of the end walk-through is corrective. Making sure to schedule the new construction walk-through around seven days before the closing is the best practice. Over the years I’ve had many things happen, everything has a story.
