Here’s why you absolutely need an agent when buying new construction.

If you’re thinking of buying a new construction home, I highly recommend hiring an agent, and there are a few reasons why. 

 

First of all, you can’t save on the 3% commission that would ordinarily be paid to your agent. Builders won’t negotiate that number because it would kill their future business with agents in the area. Also, they can’t vary the prices of their homes based on which buyer has representation. Builder’s look at this percentage as a marketing fee—either they keep it or they don’t. 

 

Having an agent protects you from a disaster.

 

Second, not having representation will hurt you when it’s time to negotiate. We Realtors can dive into the MLS, see what others have paid for local new construction and what options they got. We know about different sales and incentives that are happening. Let’s be honest: The listing agent won’t be forthcoming with every incentive you can take advantage of the minute you walk into the home. They represent the seller, not you. 

 

Lastly, although the builder does exactly what they say they’ll do about 80% to 90% of the time, once in a while, a transaction falls off the rails. Your agent will be able to tell when things are going downhill. I have plenty of experience with new construction (in addition to having a general contractor’s license), so I would be able to set your transaction on the right path and get the builder to make the corrections they need to make. In short, having an agent protects you from a disaster.
