Here’s what the latest numbers say about our housing market.

The latest market numbers are in, so today I’d like to give you a quick update on what the data means for buyers and sellers in our area. 

“We’re starting to see more listings appear, and buyer demand seems to have slightly decreased.”

For years, there were typically around 7,500 single-family homes on the market at any given time. Right now, there are 4,800 available. That doesn’t sound too bad, right? Here’s the issue, though—3,000 of them are pending sales. So in reality, there are only around 1,200 that can still be purchased right now.

Needless to say, inventory is still extremely low. However, we’re starting to see more listings appear, and buyer demand seems to have slightly decreased. These changes show that we may be heading toward a more stable market in the future. It’ll be a welcome change for many, as our market has been white-hot for sellers since the beginning of the pandemic last year.
