Given that 30% of homes in our local market are new construction, it’s no wonder that these kinds of purchases are so common. That said, there are a few things buyers should know about new construction before they take the plunge.

First, you still need to hire an agent. The agent you’ll encounter on-site when browsing new construction homes is working on behalf of the builder. They won’t have your best interests in mind. To ensure that you’re only paying for the features you want and need, and that the deal goes smoothly in general, you should always hire an agent of your own.

An experienced local agent will also be able to point you in the direction of other new construction communities in the area that may suit your needs better than your first choice. Checking out the competition is essential if you’re thinking of buying a new construction home.

The first development you come across won’t always be your best option. Some homes, despite being brand new, will have major defects. I’ve seen air vents with nothing behind them but drywall, built-in shelves that were completely unstable, and showerheads that were hardly attached.

These instances are admittedly rare, but poorly built new construction homes are out there. Again, the key to finding one that’s as safe and sound as it looks is to partner with an experienced agent.
