The home inspection is undeniably important in a real estate transaction because, along with price, it’s a key piece of negotiation between the seller and their buyer. As a seller, you’ll want to be well-prepared in advance of the inspection.

Here in South Carolina, there are a few major items that buyers have the right to request repairs on if necessary—your roof, HVAC, plumbing, and electrical systems, as well as any structural environmental concerns.

If the inspector uncovers functionality issues with any of these items, you can expect a repair request to follow, and this is where having service records come in handy. They’ll serve as proof that proper maintenance has been done and your systems are in stellar condition.

Another common item that’s often overlooked by sellers is dry rot around front door frames—especially with homes without an overhang to block moisture from reaching the bottom of the door frame.

Check to make sure there’s no dry rot or distressed paint around your front door, and if there is, determine whether you’ll need to sand it down or simply apply a fresh coat of paint.
